1. Beach or ocean view properties: your house may be “washed away” in few years, because  foundation of your house was built on sandy soil without protective measures. This  is an example of those risks, which are not possible to manage just dealing with legal or real estate company.  Developer may have all permissions and nice projects, but he wanted to make higher profit and “saved” on construction.

If you purchased property without visiting location (price, features or location were attractive), you may figure out  house is located on the territory of favellas and locals will regard you as a “sponsor”. Usually Brazilians are nice and friendly people, but if rich foreigner buys land on their territory, it provokes sometime some illegal actions.

3. If you do not reside permanently in your apartments, soon you may find heroin packing shop  there.  Often  apartments cheaper than $30K are sold by former residents of favellas, which received low cost state program and decided to make small business from it.
